	<description><![CDATA[<p><font size="4">因近日工作較忙<span style="font-size: 14pt; font-family: 新細明體">，</span>未有時間update本Blog。現時城中熱話為YoHo Mid town高價開售及<span style="font-size: 12pt; font-family: 新細明體">將軍澳地<span style="font-size: 12pt; font-family: 新細明體">皮拍賣。正如小弟去年12月預測所言<span style="font-size: 14pt; font-family: 新細明體">，中短期本地樓價仍然會受惠於低息及土地供應少等因素繼續上升<span style="font-size: 14pt; font-family: 新細明體">，至於升到那個水平才回落<span style="font-size: 14pt; font-family: 新細明體">，小弟認為相信今次會有力爆上至貼近97高位(CCL100點)水平<span style="font-size: 14pt; font-family: 新細明體">，當然去到82-83點水平將會有阻力<span style="font-size: 14pt; font-family: 新細明體">，但只要經濟繼續向好<span style="font-size: 14pt; font-family: 新細明體">，股市重上26000-28000水平<span style="font-size: 14pt; font-family: 新細明體">，CCL重上90點以上水平並不是難事)</span></span></span></span>。</span></span></span></span></span></font></p>]]></description>

<title><![CDATA[海外熱錢襲中國樓市 上海豪宅四成買家來自海外]]></title>

	<description><![CDATA[<p><font face="Arial"><strong>中銀監：海外熱錢襲樓市</strong></font></p><p><font face="Arial">中國銀監會發現有境外人士利用內地<a href="http://big5.china.com.cn/gate/big5/house.china.com.cn/Market/" target="_blank">樓市</a>進行“利差交易”，要求銀行關注與流入樓市的“熱錢”的相關風險。中銀監在一宗調查案例中發現，有38名外籍人士從未進入中國，更無提供任何必要的文件，卻通過仲介和律師從上海某銀行獲得貸款。中銀監要求銀行上調第三套住房的貸款利率和首付比例，以進一步遏制樓市投機。</font></p><p><font face="Arial"><strong>滬豪宅四成買家來自海外</strong></font></p><p><font face="Arial">人民銀行的數據顯示，內地去年首9個月的住房貸款總額為9,520億元（人民幣，下同），較上一年同期成長3倍。這位知情人士透露，銀監會表示，隨著投資者進行所謂的利差交易，流入中國資產的外資“顯著”增加。該知情人士稱，去年<a href="http://big5.china.com.cn/gate/big5/house.china.com.cn/shanghai/" target="_blank">上海</a>價值逾千萬元人民幣以上的豪宅買家，近40%來自海外。</font></p><p><font face="Arial">該人士還透露，銀監會在一宗案例中發現，有38名外籍人士從未進入中國，沒有提供任何必要的文件，卻通過仲介和律師從上海的一家銀行得到貸款。故此，中銀監提醒銀行，要關注與流入房地產市場“熱錢”相關的風險。相關消息指出，中國的房貸違約率正在上升。</font></p><p><a href="http://apartmenthunter.mysinablog.com/index.php?op=ViewArticle&amp;articleId=2163100" target="_blank">(閱讀全文)</a></p>]]></description>

	<description><![CDATA[<p>中原地產研究部聯席董事黃良昇指出，截止至<span>12月27日，剔除豪宅後，2009年全部七十三個中原城市指數的大型成份屋苑的調整呎價均較2008年年底錄得上升。在2009年呎價升幅較多的十個屋苑中，港島區佔四個席位，而九龍區、新界東及新界西區各佔兩個席位。</span></p><p>2009年碧瑤灣的調整呎價升幅最顯著，最新呎價錄8,589元，按年上升46.2%居首。其次為駿景園12月的最新呎價錄6,385元，按年上升44.2%。大興花園的呎價錄2,442元，按年升幅達42.0%，排名第三位。其他呎價升幅較多的屋苑包括：河畔花園(升41.5%)維港灣(升40.9%)、南豐新村(升40.5%)、香港仔中心(升39.6%)、新元朗中心(38.8%)、太古城(升38.5%)及德福花園(升37.9%)。</p><p><span></span></p><p><a href="http://apartmenthunter.mysinablog.com/index.php?op=ViewArticle&amp;articleId=2134102" target="_blank">(閱讀全文)</a></p>]]></description>
